Herriman and the south Salt Lake Valley
Deck Services in Herriman, Utah
Six things, all of them decks. New builds, repairs, full replacements, composite, timber and guards — plus the honest conversation about which one you actually need, which is not always the one people ring up about.
How to read this list
Most people arrive asking for the wrong one
Somebody calls about a repair and the frame turns out to be sound — it just needs new boards and a proper guard. Somebody else calls about new boards and the ledger has been leaking into the wall for six years.
So the list below is how the work gets categorised once we have looked at it, not a menu you have to choose from correctly in advance. Pick whichever is closest and we will sort the rest out on site.
Two of these come up far more than the others in this part of the valley. Herriman, Riverton, South Jordan and Daybreak are full of houses built between 1999 and 2010, which puts their original decks squarely in repair-or-replace territory right now. Older neighbourhoods further north — Murray, Millcreek, Holladay — throw up more ledger and footing problems, because the decks there have had longer to find out what was wrong with them.
- Not sure between repair and replacement? Send photos and we will tell you which it is
- Wood versus composite changes the frame, so decide it before the joists go in
- A guard on its own is a real job and often the single best value upgrade to an older deck

The six
What we do
Each page covers what the work actually involves, what decides the price, and the questions people ask before committing.

See what’s involved
Composite Deck Installation
Capped composite and PVC surfaces on a frame spaced and flashed for the product.

Wood Deck Construction
Cedar, redwood and pressure-treated framing detailed for dry summers and wet springs.

Deck Railing Installation
Code-height guards in wood, metal, cable or glass, anchored into real blocking.

The process is the same shape
A railing job compresses this into two visits. A full replacement stretches it over weeks. The order does not change.
Message and photos
Enough detail to know roughly what we are looking at. Photos of an existing deck are worth more than a paragraph describing it.
Site visit
Measurements, grade, drainage, and a look at how the house wall is built where a ledger lands or already sits.
Scope and quote
What we would do and what it costs, including the alternative if there is a sensible cheaper one.
Permit where needed
Confirmed with your city rather than assumed. Drawings prepared and submitted, plan-review comments handled by us.
Build
Structure, surface, guards, stairs. Site cleared daily.
Inspection and handover
City inspections at the stages required, then a walkthrough covering maintenance for whatever material you chose.
Choosing
Three questions that usually settle it
If you can answer these before the site visit, the quote conversation gets much shorter.
Is the frame sound?
Push a screwdriver into the joists near the ledger and into the stair stringers at ground level. If it goes in easily, you are looking at replacement rather than resurfacing. If it does not, new boards on the old frame is the best value in decking.
Will you maintain it?
Wood in Utah needs re-coating every two to four years depending on exposure. If that is not going to happen, composite is worth the extra up front. This is a question about your weekends, not about materials.
Is the guard solid?
Lean into it with your hip. Movement means the posts are not properly anchored, and that is the part of a deck a person’s weight actually tests. It is also fixable on its own without touching anything else.
Plan the cost
A planning range for any of these
Six free calculators, one for each service on this page. They are built on Herriman’s own 30 inch rule and its published $432.39 deck permit fee, and every result is a planning range rather than a quote.
Still not sure which one you need?
That is the normal position, and it is exactly what the site visit is for. Send what you have and we will work it out.
Questions
Choosing between services
Repair or replace — how do I decide?
Roughly: if under a third of the frame is soft and the ledger is dry, repair. If more than that is gone, or the ledger has been leaking into the wall, or the posts move because the footings are shallow, replacement usually costs the same and gives you a full service life instead of a patch. We price both so you can see it rather than take our word for it.
Can I just replace the boards?
If the frame probes sound, yes, and it is the best value in deck work. The one thing that changes it is switching to composite, which often needs joists closer together than an older wood frame was built at.
Do you do smaller jobs, or only whole decks?
Guards, stairs and board replacement are all jobs in their own right. A guard on an otherwise sound deck is one of the more worthwhile things you can spend money on, because it is the safety-critical part.
Do you build pergolas, covers or hot tub decks?
Hot tubs, yes — but the framing has to be designed for the load, which is why it belongs in the conversation at design stage rather than as an afterthought. Roofs and pergolas over a deck are a different permit category and we will tell you honestly where our work stops.
Which service do most Herriman houses need?
Repair and replacement, at the moment. The city built out from 1998 onward, so a large share of its original decks are between fifteen and twenty-five years old — right at the age where ledgers, footings and guards start showing what was skipped.
