Deck Builder in Lehi, UT
Lehi sits at the north end of Utah Valley, between the Traverse Mountains and Utah Lake, and it has been the fastest-changing place we work. The population went from 47,400 in 2010 to nearly 76,000 in 2020 and past 90,000 by 2023. Most of the decks here are first decks.
Building in Lehi
An 1850 settlement with Silicon Slopes built on top of it
Lehi was settled in 1850 and incorporated in 1852 as the sixth incorporated city in Utah, so there is a genuine historic core with houses to match. Almost everything else is new, driven by the tech corridor along the north end of the valley — Adobe, Microsoft, Ancestry and the semiconductor plants.
That produces a deck market that looks nothing like the older suburbs an hour north. Most Lehi enquiries are new builds on houses that have never had a deck, on lots where the builder left a back door three feet above bare dirt and a gravel pad.
Which is genuinely good news: a new deck on a new house is the cleanest version of this job. Modern rim joists take a ledger properly, the wall assembly is documented, and we are not paying to undo somebody else’s decisions. The design questions are about how you will use the space rather than about what is rotting.
- Mostly new construction, so most jobs here are first-time deck builds rather than repairs
- Modern rim joists generally take a bolted ledger cleanly, which keeps costs down
- Builder back doors often sit well above grade — that decides guard requirements and stair count
- Permits and inspections through the Lehi City building division

What shapes a deck project in Lehi
What matters on a Lehi deck, given almost everything is new.
Door height above grade
On a lot of new Lehi houses the back door is a long step above bare ground. Where the finished deck surface lands relative to 30 inches decides whether you need a guard, and that changes both cost and how open the space feels.
Designing for use, not for rescue
With no existing structure to work around, the whole conversation is about how you will actually use it: dining, seating, a hot tub, shade. That last one matters here — a west-facing Lehi deck with no shade is uncomfortable for a good part of a summer afternoon.
Get the frame right for the surface you want later
If composite is on your mind at all, say so now. Joist spacing gets set once. Building a frame at wood spacing and switching to composite later means adding joists — cheap to do now, tedious to retrofit.

Local questions
Decks in Lehi, answered
Do I need a permit for a deck in Lehi?
Attached and raised decks normally do, and on a new Lehi house the door height usually puts you in that category. The Lehi City building division sets the requirements and inspects the work. We prepare and submit the drawings.
My house is brand new — can the deck attach directly?
Usually yes, and that is the easy version of this job. Modern rim joists are designed to take a bolted ledger, and the wall assembly is documented rather than guessed at. We still open the siding at the ledger line and flash it properly, because that is the detail that decides whether the wall stays dry.
Will the builder’s warranty be affected?
Worth asking your builder directly before work starts, because policies differ and we are not going to speak for them. What we can do is make sure the ledger attachment and flashing are done to code and documented, which is what a builder would reasonably want to see.
How much shade should I plan for?
More than you think. A west-facing deck in Utah Valley takes direct sun through the hottest part of the afternoon, and a dark composite board on that deck gets hot underfoot. Either plan shade in from the start or choose a lighter board — both are much easier decisions now than later.
Is a hot tub worth framing for now?
If there is any chance of one, yes. Framing for a hot tub at build time costs comparatively little; reinforcing an existing deck for one afterwards means getting underneath and adding structure to a frame that was never designed for the load.
