Deck Builder in South Jordan, UT
South Jordan sits at about 4,439 feet between the Oquirrh and Wasatch ranges, with the Jordan River running through its eastern side. It is really two cities for our purposes: the older grid east of Redwood Road, and Daybreak, which did not exist before 2004.
Building in South Jordan
An 1859 farming town with a 4,200-acre new town bolted on
The original settlement dates to 1859, and the irrigation ditches the settlers dug — the Beckstead Ditch among them — are still in the ground. That agricultural core turned into suburbs through the second half of the twentieth century, giving the eastern half of the city a mix of 1970s through 1990s housing.
Then in 2004 Kennecott Land started Daybreak on the western half: 4,200 acres, more than 20,000 homes planned, and a completely different way of building. Small lots, rear-loaded garages, alleys, and a community association that reviews exterior changes.
The ground itself rises westward, from roughly 4,300 feet near the Jordan River toward the Oquirrh foothills. Most of it is gentle enough that decks stay low, but the western edge picks up enough grade to change the framing.
- East of Redwood Road: 1970s–1990s housing with decks at or past replacement age
- West: Daybreak, where exterior work also goes through the community association’s design review
- Permits and inspections through the South Jordan City building division either way
- Ground rises toward the Oquirrhs, so western lots need more attention to grade and drainage

What shapes a deck project in South Jordan
Three things that shape a South Jordan deck project more than the design does.
Which side of the city you are on
It genuinely changes the job. An east-side 1980s deck is a repair-or-replace conversation about a frame somebody else built. A Daybreak deck is usually a first build on a small lot, with an approval step in front of it.
Small lots want smaller, better decks
A lot of newer South Jordan yards are compact. The instinct is to build to the fence, and it is usually wrong — the deck ends up dominating the yard and the useful part is still one corner. We would rather design something smaller with a proper stair and a bit of lawn left.
Older irrigation lines
The historic ditch network still runs through parts of the older city. It is worth knowing where yours is before we dig footings, and it occasionally moves where the posts can go.

Tell us which side of Redwood Road you are on and roughly when the house went up. That is most of what we need to know what we will be dealing with.
Local questions
Decks in South Jordan, answered
Do I need a permit for a deck in South Jordan?
Attached and raised decks normally do. The South Jordan City building division sets the current position and we confirm it with them for your specific project. If you are in Daybreak, the city permit is separate from — and additional to — the community association’s design approval.
How does the Daybreak design review work?
The Daybreak Community Association reviews exterior alterations, which includes decks. In practice it means the design, materials and colours get approved before work starts. We will build to whatever they sign off on; what we cannot do is guess what they will accept, so it is worth starting that application early.
My deck is from the 1980s — repair or replace?
Depends entirely on the frame. Probe the joists near the ledger and the stair stringers at ground level. If a screwdriver sinks in, you are looking at replacement. Decks of that age here have often had boards replaced once and the frame never touched, which is exactly the situation where a resurface is a waste of money.
Can a deck work on a small Daybreak lot?
Yes, and often better than people expect. Because the houses sit close to the lane, a modest deck off the back door with a proper stair frequently gets more use than a large one. Height matters here too — get above 30 inches and you are into guards, which changes both cost and sightlines.
Is composite a good choice in South Jordan?
It is popular here, partly because a lot of the housing is new enough that owners are not looking for a period match. The thing to check is joist spacing: if you are re-decking an older east-side frame, it may be spaced for wood rather than composite.
